Under the Williamson Act the parcel may not be created for the purpose of the creation of <br /> a residence. <br /> Further, you asked if the property is subject to a joint management agreement, could the <br /> landowner divide the-property. The property cannot be divided for a residential purpose. If <br /> Community Development grants a minor subdivision, it would require the condition that the <br /> property would have to be subject to a joint management agreement and that no building permits <br /> would issue as long as the property is subject to the Williamson Act or if a notice of nonrenewal <br /> has been recorded, there are no more than three years remaining on the contract. <br /> On February 23, 2000, the Community Development Department approved the minor <br /> subdivision of Rosie Jaurequito to create a 5-acre parcel and a 14.42-acre parcel on Williamson <br /> Act property. The 5-acre parcel was for a homesite. The minor subdivision required a notice of <br /> nonrenewal on the 5-acre parcel, which was accomplished on October 19, 2000. <br /> The 14.42-acre parcel is the subject of this inquiry. On April 4, 2001 Community Development <br /> approved Rosie Jaurequito's application for notice of nonrenewal on the 14.42 parcel.
