SOIL SUITABILITY STUDY <br /> NNOW <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc (Live Oak) was contracted by Pat Van Groningen to <br /> conduct a Soil Suitability Study for the property located at 12385 and 12151 South Jack <br /> Tone Road, Manteca, California (Plate 1). <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development Code. <br /> The formatting of the report has been designed to follow the recommendations of the <br /> San Joaquin County Environmental Health Department as described in its Soil <br /> Suitability Study Requirements Checklist. <br /> Proposed Development <br /> A minor subdivision is proposed to divide the Site into four new parcels and a <br /> designated remainder (Plate 2). Ms. Van Groningen indicated that no changes to the ' <br /> use of the Site are planned. <br /> Site Description <br /> The Site consists of Assessor's Parcel Number (APN) 201-140-02, approximately 158 <br /> acres in size. It is located at 12385 and 12151 South Jack Tone Road, Manteca, <br /> California. The Site consists of agricultural land with two houses, a shop, and a garage. <br /> Three domestic wells and two irrigation wells are also located on the Site (Plates 3 and <br /> 4). <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 46 to 50 feet above mean sea level (Plate 5). The Site is <br /> relatively flat. <br /> The San Joaquin County Community Development Department web site states that the <br /> Site is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This <br /> zoning designation "is established to preserve agricultural lands for the continuation of <br /> commercial agricultural enterprises." <br /> LOGE 1513 Page 1 <br />
