Parkin <br /> Development Title Section 9-1015.3 states that 2 parking spaces are required per 1,000 <br /> square feet of building space, and that 0.67 parking spaces are required per employee. <br /> As a result, seven (7) parking spaces are required. At least one space needs to be van <br /> accessible. The covered parking area (240 sq. ft.) can be counted as one of the parking <br /> spaces. <br /> Surfacing <br /> Development Title Section 9-1015.5(e) states that all permanent parking lots (which <br /> include parking spaces, driveways, and maneuvering areas) in all zoning districts shall <br /> be surfaced and permanently maintained with asphalt concrete or Portland cement <br /> concrete to provide a durable and dust free surface. The Site Plan shows the driveways, <br /> maneuvering areas, and parking areas as being surfaced with loose soil. As a condition <br /> of approval, the applicant will be required to surface these areas with asphalt concrete or <br /> Portland cement concrete. <br /> Access <br /> Development Title Section 9-1015.5(h) states that access driveways shall have a width <br /> of no less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way <br /> aisles, except that in no case shall driveways designated as fire department access be <br /> less than twenty (20) feet wide. The parking area shall be designed so that a vehicle <br /> within the parking area will not have to enter a public street to move from one location to <br /> any other location within the parking area. The proposed parking spaces and access <br /> driveways do not appear to comply with the ordinance requirements stated above. The <br /> applicant will be required to widen the existing driveway(s) and redesign the proposed <br /> parking lot prior to issuance of a building permit. <br /> Outdoor Storage <br /> Development Title Section 9-1022.4(d) states that all storage materials and related <br /> activities, including storage of trash, shall be screened so as not to be visible from <br /> adjacent properties and public rights-of-way. Screening shall be six (6) to seven (7) feet <br /> in height. Outside storage is not permitted in front yards, street side yards, or in front of <br /> main buildings. The Site Plan shows two areas designated for storage of project related <br /> materials. One area is designated for the storage of trucks and vans and the other area <br /> is designated for the storage of portable toilets, ladders, trailers, etc. As a condition of <br /> approval the applicant will be required to screen these areas from adjacent properties <br /> and public right-of-way. <br /> Landscapinq <br /> Development Title Section 9-1020.7 states that a minimum ten (10) foot wide planting <br /> strip shall be required along adjacent strips. The strip shall be continuous except where <br /> crossed by driveways and walkways. As a condition of approval the applicant will be <br /> required to provide a 10-foot wide landscaping strip along Jack Tone Road. <br /> 2 <br />
