SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc (Live Oak) was contracted by Dan Van Groningen to <br /> conduct a Soil Suitability Study for his property located at 15100 South Jack Tone <br /> Road, Manteca, California (Plate 1). <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> The formatting of the report has been designed to follow the recommendations of the <br /> San Joaquin County Environmental Health Department as described in its Soil <br /> Suitability Study Requirements Checklist. <br /> Proposed Development <br /> The proposed project is a minor subdivision to divige a 1.99-acre Par oeI .1-contai" <br /> the sales office and associated structures from the Designated Remainder(Plate 2). <br /> changes in use of the Site are proposed. <br /> Site Description <br /> The Site is a 137-acre portion of single parcel, Assessor's Parcel Number (APN) 203- <br /> 160-13, approximately 137 acres in size. The Site consists of almond orchard with a <br /> produce sales office and shipping point at its northern end. Three wells are located on <br /> the Site, two provide irrigation water, while the third provides both irrigation water and <br /> water to the sales office. A recent aerial photograph of the Site is included as Plate 3. <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 50 to 55 feet above mean sea level (Plate 4). The Site <br /> topography is relatively flat. <br /> The San Joaquin County Community Development Department web site states that the <br /> Site is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This <br /> zoning designation "is established to preserve agricultural lands for the continuation of <br /> commercial agricultural enterprises." <br /> Past Uses of the Site <br /> Based on information reviewed for the Surface & Subsurface Contamination Report <br /> (Live Oak, 2012), the Site has been agricultural land since 1952 or earlier. <br /> LOGE 1226 Page 1 <br />
