Jack Tone Road <br />INFORMATION: <br />APPLICANT: Dillon & Murphy <br />APN: 053-040-02 and 34 <br />A portion of the site is currently located within a Federal Flood Insurance Administration Designated Flood <br />Hazard Area. The 100 -year Flood Elevation will be approximately 87 feet NGVD. <br />Jack Tone Road has an existing right-of-way width of 80 feet and a planned right-of-way width of 84 feet. <br />Sargent Road has an existing right-of-way width of 40 feet and a planned right-of-way width of 50 feet. <br />The Traffic Impact Mitigation Fee shall be required when parcels are developed. The fee is due and payable at <br />the time of building permit application. <br />RECOMMENDATIONS: <br />1. A Parcel Map is required. (Development Title Section 9-915.2) <br />2. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br />3. Prior to recordation, the Parcel Map shall delineate the limits of the 100 -Year Floodplain as shown on the <br />Flood Insurance Rate Map Community -Panel Number 060299 0170 C, dated April 2, 2002. <br />4. All new and substantially improved structures constructed within the 100 -Year Floodplain, shall be elevated <br />a minimum of (1) foot above the 100 -Year Flood Elevation of eighty-seven (87) feet, and shall be noticed by <br />a statement on the Parcel Map. <br />
