Development Committee -2- <br /> UP-93-0012 <br /> C. Parallel to Bear Creek, a natural open space for riparian <br /> habitat and waterway protection shall be maintained to <br /> provide nesting and foraging habitat and the protection of <br /> waterway quality. The minimum width of said open space <br /> shall be one-hundred (100) feet, measured from the mean high <br /> water level of the natural bank or fifty (50) feet back from <br /> the existing riparian habitat, whichever is greater. Water- <br /> dependent uses may be permitted in this buffer. <br /> The mean high water level and the edge of the riparian <br /> habitat shall be shown on the Improvement Plan. The open <br /> space buffer required above shall be shown on the <br /> Improvement Plan with the following note: <br /> Pursuant to Section 9-1510 . 5 of the San Joaquin County <br /> Development Title, this area is designated as a natural <br /> open space for riparian habitat and waterway <br /> protection. No development other than water dependent <br /> uses shall be permitted in this space. <br /> d. Fences , corrals, and other structures are not permitted in <br /> the open space buffer. <br /> e. The use of adjacent land, including but not limited to <br /> riding and grazing, is not permitted. <br /> f. Except for movement on and off the property, animals shall <br /> not be kept or maintained in coops, pens, corrals , barns, or <br /> similar structures closer than 40 feet from the rear or side <br /> property line. <br /> g. Submit an Improvement Plan showing drainage, driveway access <br /> details, on-site parking, existing and proposed utility <br /> services, and grading. Additional storm drainage run-off <br /> created by new improvements shall be retained on-site. The <br /> drainage pattern and corresponding storm drain improvements <br /> shall be shown on the Improvement Plan. A plan check fee <br /> will be required.
