A plan check fee will be required. Because the use is existing and the Use Permit was <br /> submitted due to enforcement action,the Site Improvement Plan shall be submitted within <br /> 60 days from the effective date of approval. Improvements shall be constructed within <br /> 90 days after the approval of the Site Improvement Plan. (Development Title Section 9- <br /> 884) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of approval of the Improvement Plan. The fee currently is <br /> $234.92 per daily trip-end generated in the Lockeford area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. (Resolutions R-90-304 & R-91-1025) <br /> b. The driveway approach shall be improved in accordance with the requirements of San <br /> Joaquin County Standard R-17 prior to issuance of the occupancy permit. (Development <br /> Title Section 9-1145.5) <br /> C. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.2) <br /> d. The frontage improvements for Jack Tone Road shall be constructed in conformance with <br /> standards for one-half of an 84-foot-wide right-of-way rural arterial road. The construction <br /> of the frontage improvements will be deferred upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement with a deposit equivalent to the <br /> estimated construction costs prior to approval of the Improvement Plan. A $260.00 fee <br /> currently is required for processing, per Development Title Table 9-240.2, in addition to <br /> a copy of the Grant Deed, a $32.00 recording fee, and an estimate for the required <br /> frontage improvements. The estimate shall be prepared by a Registered Civil Engineer <br /> with a typical section drawing on a form to be supplied by the Department of Public <br /> Works and submitted to Public Works for approval. As an option, Public Works will <br /> prepare the drawing and estimate for an additional fee of $115.00. (Development Title <br /> Section 9-1150.2) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. An individual sewage disposal system for the floor drain in the existing barn shall be <br /> constructed under a permit and inspection by the Environmental Health Division at the <br /> time of development. (Development Title Section 9-110.3) <br /> b. The number of animals per acre shall be consistent with good waste management <br /> practices. A manure management plan shall be submitted for approval to the <br /> Environmental Health Division. A review fee of $156.00 is applicable at the time of <br /> submittal. <br /> 4. MOKELUMNE RURAL COUNTY FIRE PROTECTION DISTRICT: <br /> a. The project shall conform with the Uniform Fire Code standards. <br /> b. The project shall conform with, if applicable, the National Fire Protection Association <br /> standards. <br /> Conditions of Approval - 2 - UP-93-12 <br />
