PA-1200034 OOOOF��`LOCKEFORD <br /> COMMUNITY SERVICES DISTRICT (C/O LDA PARTNERS) <br /> (APN: 019-060-02, -03) (ADDRESS: 19258 NORTH JACK TONE ROAD, <br /> LOCKEFORD) <br /> This project is a Use Permit application to establish a community center and public park <br /> for the Lockeford Community Services District in two phases over a ten year period. <br /> (Use Type: Community Assembly and Recreation-Parks) Phase One, to be completed <br /> in 18 months, includes the construction of a 3,400 square foot community center for a <br /> maximum of 148 people. Phase Two, to be completed in ten years, includes the <br /> construction of a 2.5-acre public park with a 1,600 square foot covered eating area. <br /> The project site is located on the east side of Jack Tone Road at the north terminus of <br /> Lambert Way, Lockeford. <br /> The project has a General Plan designation of Medium Density Residential (R/M) and is <br /> zoned Medium Density Residential (R-M). <br /> The Community Development Department has reviewed the application and offers the <br /> following comments: <br /> Lot Line Adjustment <br /> The proposed project encompasses two parcels. The Lockeford Community Services <br /> District owns both parcels. The applicant is proposing to adjust the property lines which <br /> currently bisect the proposed parking area and proposed detention basin area. Prior to <br /> this item being heard before the Planning Commission hearing, the applicant shall <br /> submit a new deed reflecting the lot configuration change. <br /> Screening <br /> Development Title Section 9-1022.4(d)(1) states "if a commercial project abuts a <br /> residential zone, an area shown on the General Plan for residential use, or a conforming <br /> 1 <br />
