CONDITIONS OF APPROVAL <br /> MS-92-20 <br /> Rick & Linda Hogan <br /> Unless otherwise specified, all Conditions of Approval and Ordinance Requirements shall be <br /> complied with prior to the approval of the Parcel Map. The Tentative Map shall expire two years from <br /> the date of application approval. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required (Planning Title Section 9-9112). <br /> b. The remainder shall be designated as "Designated Remainder" on the Parcel Map <br /> (Subdivision Map Act Section 66445). <br /> C. The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee <br /> is due and payable at the time of building permit application. The fee currently is <br /> $2,163.00 per single-family dwelling unit in the Ripon area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record (Resolution R-90-304). <br /> d. The frontage improvements for Jack Tone Road across Parcel 1 shall be constructed in <br /> conformance with the standards for one-half of an 84-foot-wide right-of-way rural street. <br /> The construction of the frontage improvements will be deferred upon execution by the <br /> owner of a Deferred Frontage and Roadway Improvement Agreement, with a deposit <br /> equivalent to the estimated construction costs prior to approval of the Parcel Map. A <br /> $250.00 fee currently is required for processing, per Planning Title Section 9-10502, in <br /> addition to a copy of the Grant Deed, a legal description of Parcel 1, and an estimate. <br /> The estimate and legal description shall be prepared by a Registered Civil Enginer with <br /> a typical section drawing on a form to be supplied by the Department of Public Works <br /> and submitted to Public Works for approval. As an option, Public Works will prepare the <br /> drawing with an estimate for an additional fee of$100.00 (Planning Title Sections 9-9430 <br /> and 9-9433). <br /> e. All easements of record shall be shown on the Parcel Map (Planning Title Section 9- <br /> 9184). <br /> f. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map (Subdivision Map Act Section 66411.1). <br /> 2. PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of the San Joaquin County <br /> Development Code must be performed prior to recordation of the Parcel Map to indicate <br /> that the area is suitable for septic tank usage. <br /> Conditions of Approval - 1 - MS-92-20 <br />
