b. The existing private water wells shall be tested for the chemicals Dibromochloropropane <br /> (DBCP) and Nitrates prior to recordation of the Parcel Map. Samples are to be taken and <br /> run by a State-approved lab. <br /> C. The sewage disposal system shall comply with the rules and regulations of San Joaquin <br /> County prior to Improvement Plan approval on Parcel 1. A percolation test and a sewage <br /> disposal area as determined by the percolation test are required for Environmental Health <br /> Division approval. A permit for the percolation test is required from the Environmental <br /> Health division. <br /> d. Construct an individual domestic water well on Parcel 1 under a well permit and <br /> inspection by the Environmental Health Division at the time of development. <br /> 3. MANTECA-LATHROP FIRE DEPARTMENT: <br /> a. The project shall conform with the Uniform Fire Code and Standards. <br /> b. The project shall conform with the National Fire Protection Association Standards, if <br /> applicable. <br /> C. Fire Department Development Fees shall be paid in accordance with the City of Lathrop <br /> or San Joaquin County Ordinance and Resolution adopting the fee schedule, as follows: <br /> Industrial/Commercial: $0.21 per sq. ft.; Single-Family, Multi-Family, and Mobile Homes: <br /> $0.19 per sq. ft. <br /> 4. SOUTH SAN JOAQUIN IRRIGATION DISTRICT: <br /> a. The owner shall execute the necessary documents and agreements to provide for the <br /> abandonment of service and the removal of irrigation structures for those parcels which <br /> will not continue to receive irrigation water. <br /> b. If irrigation service is to continue, the appropriate private irrigation easements shall be <br /> provided. For private irrigation easements, place the following note on the map near the <br /> location of the easement: <br /> "A (size)-foot-wide private irrigation easement shall be conveyed across (lots) (parcels) <br /> (No.'s) at the time of conveyance. The pipeline is to be installed at the owner's expense." <br /> The above note, together with the owner's consent to the preparation and filing of the <br /> map, gives constructive notice to title companies, future property buyers, and the public <br /> of the requirement to provide a private irrigation easement as well as its size and location. <br /> C. The owner shall grant easements of sufficient width for all District facilities which may exist <br /> on the subject property to serve as a replacement for any prescriptive and/or unrecorded <br /> easements that are present. All existing recorded or newly dedicated District easements <br /> shall be shown on the survey map prior to its recordation. <br /> Conditions of Approval - 2 - MS-92-20 <br />
