SURFACE AND SUBSURFACE TRFACE CONT MINATION REPORT <br /> APN: 021-020-19 Being a portion of Sec. 6, T4N RBE, San Joaquin County, California. <br /> The property (80 Acres) was part of the Van& Marilyn E. Rose Trustees 117 acre parcel. <br /> PLANNED DEVELOPMENT <br /> A Tentative Parcel Map indicates the 80 acre parcel owned by CRV Enterprises will be <br /> subdivided into 4 homesite parcels of 10 acres each with a remainder of 40 acres. Parcels 1,2 and <br /> 3 will have access to Jack Tone Road and Parcel 4 will access Collier Road. The remainder will <br /> have access from Jack Tone Road via a new access road between Parcel 2 and Parcel 3. <br /> HISTORY OF PARCEL <br /> A discussion with Mrs. Rose revealed the property (117 acres) was acquired in 1967 by her and <br /> her husband. She stated the land has been used for pasture. They owned a very valuable horse <br /> that was used for stud service for many years. Cattle are being raised off of the pasture grasses at <br /> present. An irrigation well exists just east of the outbuildings. An Environmental Questionnaire <br /> was famished by the owner and is included in this report. A fuel point is shown in photo D. The <br /> soil underneath the tanks gives no indication of spillage. Round Up has been applied for weed <br /> control. A summary record for 2002 was obtained. A stock pond still exists on Parcel 4. The 117 <br /> acre ranch, as viewed on the USGS Map, Lockeford Quadrangle (1968 and as updated)delineates <br /> the outbuildings and stock pond. The site is located in the NE quadrant of the intersection of Jack <br /> Tone Road and Collier Road. The 120' contour line is located somewhat centrally and supports <br /> drainage easterly and westerly. The 1983 aerial photograph obtained from the County Surveyors <br /> office, in San Joaquin County is reproduced and included in this report. It delineates the ranch and <br /> the adjacent areas. The area to the south of Collier Road shows pasture, grasses and some row <br /> crops. The area north of the ranch is basically pasture. Some row crops appear to exist east of the <br /> stock pond. The area west of Jack Tone Road appears to be agriculturally developed with row <br /> crops. No manufacturing or commercial enterprises, other than farming, can be identified in this <br /> area. Today the area west of Jack Tone Road consists of pasture and homesites, many with <br /> horses. <br /> VISUAL FIELD INSPECTION (S.) <br /> The field inspection was completed on July 22,2002. The area containing"the new subdivision is <br /> vacant except for open air sheds. Photograph A shows the typical pasture land. The portion of the <br /> ranch remaining in the Rose family is well developed. There are 2 domestic wells and the one r <br /> irrigation well. Photograph C shows a trash collection point.
