Recommendations
Action
It is recommended that the Planning Commission
1. Approve the Negative Declaration; and
2. Forward Zone Reclassification No. PA-0600524 to the Board of Supervisors with a
recommendation of approval based on the ability to make the required "Bases for Zone
Reclassification."
Bases for Zone Reclassification
1. The proposed zone district is consistent with the General Plan, any applicable Master Plans, and
any applicable Specific Plans,
• This determination can be made because, if approved, the proposed C-X zone is a
consistent implementing zone for the A/G General Plan designation. There are no
applicable Master Plans or Specific Plans.
2. The proposed zone district is reasonable and beneficial at the time,
• This determination can be made because the applicant has submitted a Conceptual Plan
for a proposed commercial development project at the site. The nearest area serving a
crossroads commercial function or a planned neighborhood or community commercial
area is located approximately two and half miles away at the northeast corner of Jack
Tone Road and Mariposa Road. Because of this, the proposed Zone Reclassification
from AG-40 to C-X is reasonable and beneficial at this time.
San Joaquin County PA-0600524/Murphy Properties
Community Development Page 5
