CONDITIONS OF APPROVAL <br /> SA-91-21 <br /> PAGE FIVE <br /> 1) Exterior walls less that 20 feet from a property line <br /> shall be of one-hour, fire-resistive construction <br /> (including assumed property line between structures) . <br /> 2) The proposed building shall be provided with an automatic <br /> fire sprinkler system or divided into areas less than <br /> 6 , 000 square feet area separation walls. <br /> 3) Provide restrooms conforming with all disabled access <br /> requirements (C. C.R. , Title 24) . <br /> b. A grading plan shall be submitted and approved and a grading <br /> permit issued by the Building Inspection Division prior to <br /> performing any excavation of filling of earth material: <br /> 1) A grading plan shall contain the information listed in <br /> the U.B. C. , Appendix, Chapter 70, Section 7006 (1) . <br /> 2) The grading plan shall include complete drainage details <br /> and elevations of the adjacent parcels. Retaining wall <br /> details shall be submitted where applicable. <br /> 3 ) Grading in excess of 5, 000 cubic yards shall comply with <br /> Section 7014 for "Engineered Grading Requirements. " <br /> 4) All recommendations of the soils engineer shall be <br /> incorporated in the grading plans. <br /> 5) All compaction reports must be submitted prior to a <br /> foundation inspection. <br /> 6) All grading permits are subject to approval by the other <br /> departments. <br /> 7) P_11 grading authorized by the permit shall be approved <br /> prior to issuance of any building permits, or beginning <br /> of any construction. <br /> C. The Construction Site Plan shall indicate the following: <br /> 1) Provide parking for the physically handicapped. The <br /> space(s) shall be locate as close as possible to the <br /> primary entrance (C. C.R. , Title 24) . <br />
