An encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin County <br /> Standards R-17 prior to issuance of the occupancy permit. The driveways shall be designed and constructed <br /> to accommodate turning movements of STAA type trucks without encroachment on the traffic lanes. <br /> (Development Title Section 9-1145.5) <br /> 3. Dedication to result in a forty-two (42)-foot wide right-of-way from the centerline of Jack Tone Road to the <br /> property line shall be required,prior to issuance of the building permit. Dedication shall be made with <br /> separate instrument. (Development Title Section 9-1150.5) <br /> 4. The frontage improvement for Jack Tone Road consisting of 8-feet of asphalt paving and a 4-foot wide <br /> shoulder shall be constructed in conformance with the standards for one-half of an eighty-four(84-foot wide <br /> right-of-way rural arterial road. A minimum of 100-feet left turn lane shall be provided along Jack Tone <br /> F Road for Southbound left-turning vehicles at the proposed project driveways. Improvements shall be <br /> completed prior to issuance of occu anc ermit. (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.2) <br /> 5. All improvements shall be in conformance with the current Improvement Standards and Specifications of the <br /> County of San Joaquin. All improvement plans and specifications shall include grading plan for each <br /> individual lot if applicable. These improvement plans and s ecifications are subject to plan check field <br /> inspection fees and must be approved by the Coun of San Joaquin D artment of Public Worksprior to <br /> ' issuance of the Building Permit. 02eveigpinent Title Section 9-240 Section 9-910 Section 9-1100 and R- <br /> 92-814 <br /> 6. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the <br /> time of building permit application. The fee currently is$775.00 per 1,000 gross square foot of building <br /> designated as Manufacturing in the Linden area. The fee shall be automatically adjusted July 1 of each year <br /> by the Engineering Construction Cost Index as published by the Engineering News Record. (Resolutions 00- <br /> 433) <br /> 7. The Regional Traffic Impact Fee shall be required for this development. The fee is due and payable at the <br /> time of building permit application. The fee currently is$830.00 per 1,000 gross square foot of building <br /> designated as Manufacturing. The fee is based on the current schedule. (Resolution R-06-38) <br />
