1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of site: The project consists of one 611 acre parcel located at <br /> 975 S. Jack Tone Road, Stockton, CA. The project is in an agricultural community, and the <br /> existing parcel is zoned AG-40. <br /> 1.2 Description of proposed development: It is proposed to split the 6 1� acre parcel into two <br /> parcels; one 2 acre financing parcel and one 591 remainder parcel. In accordance with the <br /> San Joaquin County Development Title, this Surface and Subsurface Contamination Report <br /> (SSCR) is being submitted for approval. This report will investigate the property for visual <br /> or historical environmental contamination based on field observation, interviews with the <br /> owner, and county records. This SSCR includes minimal chemical analysis. <br /> 1.3 Parcel location map: (See Appendix for Tentative map with Vicinity Map, and APN Page). <br /> 1.4 Site Map: (See Appendix for Tentative Map). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE• <br /> 2.1 Discussion of past, present, and proposed future uses: The primary source of information <br /> of the historic use of this property is testimony of the owner,Mr. Lagorio. Mr. Lagorio was <br /> interviewed on January 28, 2003. Mr Lagorio has owned the property for approximately <br /> 26 years. This property and all surrounding properties have consistently been used for <br /> agricultural and rural residences. <br /> Future use of the property consists of continuing walnut production and a rural residential home. <br /> No construction is proposed at this time. <br /> 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTANIINATION: <br /> 3.1 Methods used to research: Methods used to research this parcel were records researched at <br /> the San Joaquin County Agriculture Commissioners office on February 15, 2005 (see appendix <br /> for results). An onsite survey performed on February 23, 2005 by staff of Dillon &Murphy, as <br /> well as interviewing the present owner, Mr. Lagorio on February 15, 2005. In conformance <br /> with all Surface and Subsurface reports prepared by Dillon & Murphy and approved by <br /> Environmental Health,Dillon &Murphy has used the same method of research for this <br /> project as all others. Given the integrity of the owner and the longevity of his ownership of the <br /> property, no exceptional research was warranted. <br /> 3.2 Description of all past on-site potential and/or known above and below ground sources <br /> of contamination identified at the project site: Past on-site potential for contamination <br /> includes farming uses. Historically there have been no underground storage tanks. The site does <br /> include above ground propane tanks in the northwest comer of property, and an existing <br /> homesite well & septic system near the center of the parcel (See Appendix for Tentative Map). <br /> 1 <br /> cA03I Montamination Report 022706 <br />
