r�2��The Parcel is currently planted in cherry trees, except-for the southern three-quarters of <br /> the:proposed homesite Parcel: Since the new three-acre homesite Parcel is proposed as a <br /> Finance Parcel, no new residential structures are proposed to be built on this future <br /> Parcel. The proposed homesite Parcel presently contains six structures: The original Jack <br /> Tone brick, two-story residence with anopen garage, a guest house, a small wooden <br /> structure northwest of the residence, a tall wooden tank house, a small wooden shop, and <br /> a tack barn that has a concrete floor where oil and gas cans are stored. <br /> Irrigation water is supplied by.an irrigation well on the subject property, adjacent to the <br /> southern property line near the center of the property. Irrigation water is distributed by <br /> micro-irrigation sprinklers. The domestic and irrigation wells will be discussed in greater <br /> detail in the upcoming Soil Suitability Study. The land use is applicable to the zoning of <br /> Agriculture- General Agriculture, AG-40 and because the property is classified as a <br /> historical site, the zoning will allow the three-.acre Finance Parcel to be created. <br /> § 1.2 A description of proposed.development is to create two Parcels from an existing 13.28 <br /> acre Parcel, through a Minor Subdivision. As referenced, the purpose of this Report is to <br /> fulfill the requirements of the EHD in this regard. <br /> The Tentative Map has been completed by the engineering firm of Sanguinetti and <br /> Associates. The subject property is.in a predominately agricultural region on the west side <br /> of Jack Tone Road, and immediately north of Calaveras River.. Surrounding residential <br /> structures are extremely sparse. There is no.industry that may contribute to environmental <br /> contamination in the vicinity of the subject property. A horse boarding operation is directly <br /> to the south fo the property. Environmental conditions and operations that presently occur, <br /> or may take place on the property in the future, must be in strict compliance with applicable <br /> Codes and Regulations of the County, State and Federal governments. <br /> I § 1.3 The Parcel Viewer location maps denoting the subject property location are found in <br /> Appendix A. <br /> § 1.4 An aerial view Map shows the location of the referenced residential structure, r� <br /> outbuildings, surrounding landscape, and the almond trees. <br /> There are three electrical transformers located on the subject property adjacent to the f 3� <br /> irrigation well, which are all relatively new. [' <br /> There are no ponds or other water containment structures on the property. Photos in <br /> Appendix E show all of the referenced structures, the irrigation and domestic wells, and <br /> the surrounding cherry orchard.
