§ 2.0 PAST, PRESENT AND PROPOSED FUTURE USES OF THE SITE
§ 2.1 Past uses of the property have been residential and as agricultural production land: as
dryland farming, row crop and orchard farming. As referenced, six structures exist on the
proposed homesite Parcel as noted on the Tentative Map. Anticipated future use of the f2
property will remain as residential and as a cherry orchard. Past agricultural activities t
around the property may have contributed nitrate to the underlying water aquifers. Nitrate
analysis of the on-site domestic well will be conducted for the upcoming Soil Suitability
Study. Present and future agricultural activities on nearby properties and in surrounding
areas may contribute potential environmental concerns; however, this may be said of any `
agricultural operations. The cherry orchard is under conventional cultivation; therefore,
pesticides, herbicides, and fertilizers are applied to the subject orchard. One hundred and
fifty pounds of nitrogen are applied yearly, which is an acceptable rate based upon the (3 3)
fifty
Western Fertilizer Handbook. Direct observations of the entire.property reveal the
agricultural operations to be very clean in comparison to other observed farming
operations within San Joaquin County.
§ 3.0 IDENTIFICATION OF.ALL PAST AND CURRENT SOURCES
OF CONTAMINATION
§ 3.1 Discussion of the methods used to research and investigate the potential or known above-
ground and below ground sources of contamination at the site include the following: /
The first source of environmental information is the EHD Envisions Program Records.
These documents provide all available public environmental information on leaking
underground storage tanks and hazardous materials release.surrounding the subject
property. No listings were noted for all the names associated with the subject property,
` which are: "Morrissey Farms/Ranch," "Hammer Ranch" (Peggy Morrissey's father who
once farmed the property), "Samuel Ranch (who also farmed the property) or for the
physical addresseslAPNs listed on the Title Page.
The second informational gathering source was direct observation of the entire property,
and the Environmental Questionnaire:found in:Appendix B. The Questionnaire
documents environmental information obtained directly from Mr. and Mrs. Morrissey. !
- l
They have owned the subject property for the past 16 years. They are the most
knowledgeable of the activities that have.taken place on and.around the subject property
for this time period, and since Peggy Morrissey is related to the Jack Tone family, she is
also very knowledgeable about the subject property.
The third informational source is the Geotracker Site List from the State Water,Resources .,
Control Board for underground (USTs)and leaking underground fuel tanks (LUFTs). No
USTs or LUFTs were noted on the Geotracker Site List in proximity to the site.
Page -4-
Chesney Consulting
