CONDITIONS OF APPROVAL <br /> UP-98-8. . <br /> Sutter Horne Winery <br /> Use Permit Application 'No. UP-98-8 .was approved by the San Joaquin County Planning. <br /> commission on July 16, 1998. The effective,.date of approval is Juty.26; 1968. This approval will <br /> expire on January 26, 2000, which is 18 months front the effective date,of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary buildi'rig permits have been <br /> secured and remain in force, and (3) all necessary permits from other 'agencies Piave been <br /> secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to the establishment of the use and the issuance of any building:permits. Those <br /> Conditions followed by a Section Number have been identified as ,Ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance <br /> f requirements may apply. <br /> 1, COMMUNITY DEVELOPMENT DEPARTMENT: (StaffContact: Rick Griffin, 468-3154 <br /> a_ BUILDING PERMIT: Submit an 'APPLICATION-COMMERCIAL BUILDING PERMIT_" <br /> The Site Plan required as a part of the building permit must be prepared by a registered <br /> civil engineer or licensed architect. This Plan must show drainage, driveway access <br /> details (including gates), on-site parking, landscaping, signs, existing and proposed utility <br /> services, and grading (refer to the `SITE PLAN CHECK LIST' for details). A fee is <br /> required for the Site Plan review. (Development Title Section 9-884) <br /> i b• APPROVED USE: This approval s; for a wine processing facility in six phases over a 6even year <br /> seventeen-year period as shown on the Plan submitted May 15, 1998. <br /> c. BUSINESS LICENSE; The applicant shall secure an approved Business License prior <br /> to the initiation of the use. The Business License may be applied for concurrently with <br /> j <br /> the building permit application. (Section 7-1000 of the County Ordinance Code) <br /> d. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown.on the Site Pian. <br /> Drainage calculations prepared by a registered civil engineer or architect shall be <br /> included. As an alternative, terminal drainage may be utilized. <br /> e. PHASING: Phasing is approved.for a period of seven seventeen years. All required building permit <br /> applications for the approved-uses shall be submitted within seven seventeen years of the effective date of <br /> approval for this application. <br /> f. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> Permanently maintained with 'base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust-free surface. <br /> Bumper guards shall be provided where necessary to protect adjacent structures <br /> or properties. (Development Title Section 9-1015.5) <br /> (2) A minimum of 35 automobile parking spaces shall be provided, including 1 <br /> accessible space, (Development Title Section 9-11)15.3) <br /> (3) One bicycle parking rack or storage device is required..for every 20 parking <br /> spaces.
