The property consists of 314.55 acres, APNs 003-140-03, 003-140-05, 003-150-08. According to the San Joaquin County Community Development Department web site,' the subject property is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This zoning designation "is established to preserve agricultural lands for the continuation of } commercial agricultural enterprises." I Location maps of the subject property are attached to this report as Appendix A. Photographs 1 of the subject property are attached to this report as Appendix B. ✓ 1.2 Proposed Development The property is proposed to be divided into six parcels and a designated remainder. 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES ,2.1 Recorded Land Title Records A chain of title report was not provided by the client for NOA's use in preparing this report. x/2.2 Aerial Photographs Aerial photographs depicting the subject property dated 1940, 1952, 1963, 1975, and 1983 ' were reviewed at the San Joaquin County Surveyor's Office in Stockton, California.2 One additional photo, dated 1993, was obtained from Microsoft Terraserver. 3 In the 1940 photo, Jahant Slough meanders through the property from east to west. Groves of trees are apparent along the slough with individual trees scattered through out the property. A roadway appears to follow the path of the slough along the north half of the property. The southwest portion of the property also appears to be encircled by a roadway from Jahant Road to the slough. Both the northern half of the property and the southwest corner of the property appear to be used for farming purposes. The center portion of the property south of the slough appears to be open land. The southeast portion of the property is crossed with roadways and appears to be used for agriculture.
