CONDITIONS OF APPROVAL <br /> E. & R. MERTZ ET AL <br /> MS-91-41 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEVELOPMENT SERVICES <br /> Conditions of Approval: <br /> a. Native oak trees that are removed from the site shall be <br /> replaced at the following rates: <br /> One ten-gallon tree for each tree removed which measures <br /> six or fewer inches in diameter. <br /> ° Three ten-gallon trees for each tree removed which <br /> measures more than six inches and less than 32 inches in <br /> diameter. <br /> ° Five ten-gallon trees for each tree removed which <br /> measures 32 or more inches in diameter. <br /> Replacement trees shall be of healthy commercial stock of the same <br /> species as those which are being removed, and they shall be planted <br /> on the same site, unless otherwise approved by the Community <br /> Development Director. <br /> b. The oak tree canopy along Jahant Slough shall be delineated <br /> on the parcel map. The following requirements shall apply to <br /> all oak trees in this area. These requirements shall also be <br /> recorded with the property description in the deed. <br /> 1. Permanent paving and soil compaction shall be minimized <br /> within the tree ' s dripline, no lawn or plants shall be <br /> planted within a ten-foot radius of the trunk of any <br /> native oak tree, and no flood irrigation systems shall <br /> be installed within the tree' s dripline. <br /> 2 . No grade changes greater than twelve (12) inches shall <br /> be permitted within the protected zone of any native oak <br /> tree, and no grade changes greater than six (6) inches <br /> shall be permitted within six feet of the tree ' s trunk. <br /> 3 . A minimum five-foot-high protective fence shall be <br /> installed at the edge of any native oak tree' s protected <br /> zone prior to any commencement of on-site construction. <br /> 4 . No construction shall be permitted within the protected <br />
