SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc (Live Oak) was contracted by Michael and Kristy <br /> Phillips to conduct a Soil Suitability Study for the for the Phillips property located at <br /> 23429 North Bender Road (390 W. Jahant Rd_), Acampo, California (Plate 1). <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> ..Section 9-1105.2(d) of the San Joaquin County Development code. <br /> The formatting of the report has been designed to follow the recommendations of the <br /> San Joaquin . County Environmental Health Department as described in its Soil <br /> Suitability Study Requirements Checklist. <br /> Proposed Development <br /> It is proposed to split the Site into one 5.0-acre homesite parcel (Parcel 2), one 40.26 <br /> acre parcel (Parcel 1), and a 37.25-acre designated remainder. A new residence for <br /> Mr. Phillips will be placed on the homesite parcel; the Site uses will otherwise remain <br /> .unchanged (Plate 2). <br /> /Site Descri tion <br /> The Site is an 82.51-acre property, Assessor's Parcel Numbers (APNs) 003-090-24 and <br /> -28. It consists of vineyard with an existing shed and two wells. The County project <br /> application number is PA-1000155. A recent aerial photograph of the Site is included <br /> as Plate 3. <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 30 to 35 feet above mean sea level. The ground surface in the <br /> area slopes downward gently toward the west (Plate 4). <br /> The San Joaquin County Community Development Department web site states that the <br /> Site is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This <br /> zoning designation "is established to preserve agricultural lands for the continuation of <br /> commercial agricultural enterprises." <br /> Past Uses of the Site <br /> Based on historical sources discussed in the Surface & Subsurface Contamination <br /> Deport (LOGE, 2010), the Site has been farmed since 1937 or earlier.
