CONDITIONS OF APPROVAL <br /> MIRE PHILLIPS <br /> MS-91-42 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval : <br /> a . Dedication to result in a 30-foot wide right-of-way from the <br /> centerline of Jahant Road to the property line shall be <br /> required across the frontage of APN 005-250-16 . <br /> b. All easements of record shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> C. A Parcel Map is required. <br /> d. Remainder shall be designated as "Designated Remainder" on the <br /> Parcel Map. <br /> e. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (The fee is $2 , 739 . 00 for each <br /> single family dwelling unit in the Lodi area. The fee shall <br /> be automatically adjusted annually by the engineering <br /> Construction Cost Index as published by the Engineering News <br /> Record. ) <br /> f. The owner shall execute an Irrevocable Offer to Dedicate a <br /> twenty-five foot (251 ) wide right-of-way along the east <br /> property line of Parcel #1 from Jahant Road to the north <br /> property line of Parcel #1. (A $200 . 00 fee currently is <br /> required for processing per Planning Title Section 9-10502 in <br /> addition to a copy of the Grant Deed and a legal description <br /> of the parcel to be offered for dedication. ) <br />
