Johnson Roa& in Clemquts, CalifomiaziThe Assessor's Parcel Numbers of the <br /> property are 023-030-46, 023-100-32, and 023-090-01, and a map showing the parcel locations <br /> is attached. The purpose of our study was to determine the suitability of the property for septic <br /> tank usage. The study was performed in general accordance to the requirements of Section 9- <br /> 10100© of San Joaquin County Ordinance. The following includes background information <br /> ` regarding the proposed development, past and present use of the site, existing septic tank <br /> performance and permitting, and the groundwater conditions in the project area. In addition, <br /> discussions regarding our investigative procedures and the site conditions encountered during <br /> 'r our field exploration and the results of percolation tests are presented. Finally, our project <br /> limitations are provided. <br /> 1. SITE DESCRIPTION/PROPOSED DEVELOPMENT <br /> We understand the 173.6-acre project site is zoned AG 40 (agricultural land) and a previous lot <br /> line adjustment has been performed to form the subject parcel of 165.3 acres and two smaller <br /> parcels of 4.6 and 3.7 acres. The subject parcel is to be split into four parcels (Parcels 1 <br /> through 4). The smaller parcels, Parcels 5 and 6, are near the central portion of the property <br /> and are not addressed in this report. At the time of our study, the hilly site was covered with <br /> short grasses and weeds, with trees present predominantly on Parcels 4 through 6. Bear Creek <br /> flows through the northern and western portion of proposed Parcel 4 and a well was located <br /> near the south-central portion of the same parcel. A 5-acre vineyard was present on the eastern <br /> portion of proposed Parcel 3. According to Mr. Bokisch, Parcels 1 through 4 are to be planted <br /> 1. with grapes and may eventually contain one single-family residence per parcel.
