Please see the attached site plan for the existing site <br /> layout. We understand that this study is being required by the San Joaquin County <br /> 6- Environmental Health Department(SJCEHD) as part of the proposed parcel split. <br /> ` 2. PRESENT AND PAST USE <br /> Based on information provided to us by Mr. Bokisch, we understand that the site has been and <br /> is currently being used for dryland cattle grazing. No other past site use is readily available. <br /> We understand that the 5-acre vineyard was installed in 2003. <br /> 3. SEPTIC PERMITS AND PERFORMANCE <br /> L There were no SJCEHD septic permits on file for the subject property or those parcels adjacent <br /> to the subject property. <br /> i According to Mr. Bokisch, there are no septic systems on the subject property and he has no <br /> knowledge of any repairs needed on septic systems in the immediate project area. Based on the <br /> lack of permits on file, either any existing unpermitted septic systems in the project area are <br /> tr performing well with no repairs required or there are few/no septic systems on the adjacent <br /> parcels. <br /> �- 4. GROUNDWATER <br /> During the time of our investigation, groundwater was not encountered. Lines of Equal Depth <br /> to Groundwater contour maps published in groundwater reports prepared by the San Joaquin <br /> County Flood Control and Water Conservation District show groundwater levels in the project <br /> area ranging from about 130 to 140 feet below ground surface from Spring 1981 to Spring <br /> 1999. The maps do not extend to the project site every year. Based on Equal Elevation of <br /> Groundwater maps, the general groundwater gradient is from east to west. Local gradient <br /> ` variations may be present due to well usage. <br /> Groundwater use at the site has been non-existent prior to vineyard installation. Future use <br /> L would include vineyard irrigation and residential use for the proposed single-family homes. <br /> We do not know of any existing and/or potential groundwater contamination issues in the <br /> L project vicinity. There are no existing gas stations or dairies adjacent to the property, although <br /> a set of railroad tracks have been removed along the northern boundary of the property. <br /> L Railroad tracks often had pipelines or utilities running adjacent to them in the railroad right-of- <br /> way, however we have no knowledge of whether any of these were present along these <br /> particular tracks. We understand that a surface and subsurface contamination report yielded no <br /> findings of significant contamination on the property.
