PA-0400077 OF NUMEROUS OWNERS (C/O SAM <br /> LODUCA & HOWARD SELIGMAN)'(APN: 204-120-01 THROUGH 17) <br /> The project is a pre-application for a General Plan Amendment to amend the General <br /> Plan designation of eleven (11) parcels totaling 44.25 acres from A/G (General <br /> Agriculture) to R/R (Rural Residential). The parcels are located on the east and west <br /> side of Loduca Drive and on the north and south side of Junction Drive, east of French <br /> Camp. <br /> Background <br /> The project area was originally part of an antiquated subdivision recorded on June 17, <br /> 1911 known as Record Junction Tract. On July 24, 1987, the applicant submitted a <br /> Major Subdivision application (SU-88-1)to "re-subdivide" ten (10) parcels originally <br /> recorded as Record Junction Tract in order to provide adequate traffic circulation to the <br /> parcels. Access was not provided to eight of the ten parcels when the antiquated <br /> subdivision was originally recorded. On October 15, 1987, the Planning Commission <br /> denied SU-88-1 and the project was appealed by the applicant. On February 9, 1988, <br /> the San Joaquin County Board of Supervisors adopted Resolution No. R-88-141 to deny <br /> Major Subdivision No. SU-88-1. <br /> On September 22, 1989, the applicant submitted another Major Subdivision application <br /> (SU-90-16) to "re-subdivide" the ten (10) parcels from the Record Junction Tract <br /> antiquated subdivision. On February 15, 1990, the Planning Commission approved SU- <br /> 90-16. On June 18, 1992, the Planning Commission approved Revision of Approved <br /> Actions application RA-92-12 to revise a Department of Public Works condition of <br /> approval. <br /> On November 19, 1998, the Community Development Department approved a Notice of <br /> Lot Line Adjustment (LA-97-37). This application adjusted the property lines between a <br /> parcel owned by the TSRR and a private parcel created by SU-90-16. As a result, the <br /> subdivision now referred to as Loduca Estates, consists of eleven (11) parcels ranging in <br /> size from 2-acres to 3.5-acres, and one (1) parcel 16.27-acres in size.
