CONDITIONS OF APPROVAL <br /> Leo Helms <br /> SA-93-30 <br /> Unless otherwise specified, all the Conditions of Approval shall be fulfilled prior to the issuance of <br /> any building permits and prior to the initiation of the use. <br /> This approval will expire eighteen (18) months from the effective date of the approval unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. This approval shall be for the establishment of a card lock fuel dispensing station. <br /> b. Submit an Improvement Plan prepared by a registered Civil Engineer, showing drainage, <br /> circulation and access details, and grading for the approved fuel station. All storm <br /> drainage runoff for the entire facility shall be retained on-site. The storm drainage pattern <br /> and corresponding storm drain improvements shall be shown on the Improvement Plan. <br /> Pond capacity calculations shall be submitted for approval. A plan check fee will be <br /> required. (Development Title Sections 9-1135.3{b) and 9-884) <br /> C. All driveways and maneuvering areas shall be surfaced and permanently maintained with <br /> base material of appropriate depth and asphalt concrete or Portland cement concrete to <br /> provide a dust-free surface. Bumper gpards shall be provided where necessary to protect <br /> adjacent structure or properties. The remainder of the site may be surfaced and <br /> maintained with a minimum six (6) inches of road base. The road base shall be <br /> maintained to provide a durable, dust free surface. The Improvement Plan shall show all <br /> existing and proposed surfaces. (Development Title Section 9-1015.5) <br /> d. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> e. The approved use shall utilize the existing driveway on Kasson Road. The driveway and <br /> on-site circulation improvements shall meet minimum applicable standards of the San <br /> Joaquin County Fire Prevention Bureau, the Tracy Rural Fire District, and the Department <br /> of Public Works. <br /> I. Approved permits shall be required from the San Joaquin County Fire Prevention Bureau <br /> and the Tracy Rural Fire District prior to the installation and use of the above-ground fuel <br /> tanks and dispensing systems. <br /> Conditions of Approval 1 - SA-9330 <br />
