1 <br /> CONDITIONS OF APPROVAL <br /> TAYLOR FAMILY TRUST <br /> MS-91-56 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. The frontage improvement for Kennefick Road across Parcel #1 <br /> shall be constructed in conformance with the standards for <br /> one-half of a 50-foot right-of-way farm or estate subdivision <br /> street. The construction of the frontage improvements will <br /> be deferred, upon execution by the owner of a Deferred <br /> Frontage Improvement Agreement, prior to approval of the <br /> Parcel Map. (A $250. 00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition to <br /> a copy of the Grant Deed, legal description of Parcel #1 and <br /> an estimate. The estimate and legal description shall be <br /> prepared by a Registered Civil ENgineer with a typical section <br /> drawing on a form to be supplied by the Department of Public <br /> Works and submitted to the Department of Public Works for <br /> approval. As an option the Department of Public Works will <br /> prepare the drawing with estimate for an additional fee of <br /> $100 . 00) . <br /> b. Requirements for construction of improvements shall be noticed <br /> by a statement of the Parcel map. <br /> C. All easements of record shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> d. A Parcel Map is required. <br /> e. Remainder shall be designated as "Designated Remainder" on the <br /> Parcel Map. <br /> f . The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (The fee currently is $2 , 739 . 00 <br /> for each single family dwelling unit in the Lodi area. The <br /> fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record) . <br /> IS - 91- 5 6 <br />
