PA-0700404 OF RODNEY <br /> AND GAYLA SCHATZ (CIO MIKE SMITH ENGINEERING) <br /> (APN: 017-150-02) (22150 KENNEFICK ROAD, ACAMPO) <br /> E <br /> I <br /> The applicant has submitted the above referenced Use Permit application to expand an <br /> existing large winery in three phases. Phase I will consist of a new 12,150 square foot <br /> cover over existing tanks and equipment. Phase II, to be completed in five years, will <br /> consist of a new 8,000 square foot tasting room, administration, and storage building. <br /> Phase III, to be completed in ten years; will consist of an 8,000 square foot case and barrel <br /> storage building. (Use Type: Winery and Wine Cellars, Winery) <br /> The project site is located at the southeast corner of Kennefick Road and Peltier Road, <br /> north of Lodi. <br /> The General Plan designation of the site is AIG (General Agriculture) and the zoning <br /> designation is AG-40 (General Agriculture, 40 acre minimum). <br /> The Community Development Department has reviewed the above-referenced <br /> application and has the following comments: <br /> Background <br /> In 2000, Use Permit UP-00-0012 was approved for a winery in two phases over five <br /> years. In 2003, a building permit was finaled for a 13,902 square foot building to be <br /> used for an office, wine processing, and tank storage. Building permits were not issued <br /> for Phase II and the application expired. <br /> Setbacks <br /> The proposed buildings for Phase II and Phase III shall have a front yard setback of <br /> thirty feet pursuant to Development Title Table 9-610.2. The applicant can either revise <br /> the setback on the Improvement Plan or apply for a Lot Line Adjustment application to <br /> adjust the western property line to meet the front yard setback requirement. <br />
