The owner shall execute an Irrevocable Offer to <br /> Dedicate a twenty-five foot (251 ) wide right-of-way <br /> along the northerly property line of APN 005-190-56. <br /> (A $200. 00 fee currently is required for processing per <br /> Planning Title Section 9-10502 in addition to a copy of <br /> the Grant Deed and a legal description of the parcel to <br /> be offered for dedication. ) (Planning Title Section 9- <br /> 9380, 9-9204) <br /> e. All easements of record shall be shown on the Parcel <br /> Map. (Planning Title Section 9-9184) <br /> f. The access road from Kennefick Road to Parcel 2 , <br /> including a turn-around at its end, shall be improved <br /> in accordance with the requirements of the Uniform Fire <br /> Code Section 10. 207, San Joaquin County Standards F-la, <br /> F-lb, & F-lc and the Liberty Fire District prior to <br /> issuance of the building permit. <br /> (San Joaquin County Ordinance No. 3622) <br /> g. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411. 1) <br /> 3 . PUBLIC HEALTH SERVICES: <br /> a. A soil Suitability study as required by Section 10100 <br /> of the San Joaquin County Development Code must be <br /> performed prior to recordation of parcel map indicating <br /> that the area is suitable for septic tank usage (San <br /> Joaquin County Planning Title Section 10100) . <br /> b. The existing private water wells shall be tested for <br /> the chemical Dibromochloropropane (DBCP) and nitrates <br /> prior to recordation of the Parcel Map. Samples are to <br /> be taken and run by a State-approved lab. (Planning <br /> Title Section 9-10100-05) . <br /> C. The well must be repaired under permit and inspection <br /> by the Environmental Health Division (San Joaquin <br /> County Ordinance 1862 , Section 5-4100) as follows: The <br /> well discharge pipe must be plumbed over the top of the <br /> standpipe and have twice the diameter of the discharge <br /> pipe air gap from top of the stand pipe, or install San <br /> Joaquin County approved backflow valves. <br />
