MOORE <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire xpire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Division. i <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> r time of building permit application. (The fee currently <br /> is $2,930.00 per single family dwelling unit in the Lodi <br /> area. The fee shall be automatically adjusted July 1 of i <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution <br /> R-90-304, R-91-1025) <br /> C. The owner shall execute an Irrevocable Offer to Dedicate <br /> a forty-five foot (451 ) wide right-of-way along the <br /> easterly property line (future Neeley Road Extension) of <br /> Parcels 1 and 2 . (A $200.00 fee currently is required <br /> for processing per Planning Title Section 9-10502 in <br /> addition to a copy of the Grant Deed and a legal <br /> description of the parcel to be offered for dedication. <br /> (Planning Title Section 9-9380, 9-9204) <br /> II d. Dedication to result in a 25-foot wide right-of-way from <br /> the centerline of Kingdon Road to the property line shall <br /> be required across the frontage of Parcel 2 . (Planning <br /> Title Section 9-9430, 9-9431) <br /> e. The frontage improvements for the Neeley Road Extension <br /> shall be constructed in conformance with the standards <br /> for one-half of a 50-foot right-of-way road across Parcel f <br /> 2. The construction of the frontage improvements will be <br /> deferred, upon execution by the owner of a Deferred <br /> k <br /> i <br /> I <br /> r <br />
