0 <br /> Condition of Approval <br /> MS-92-118 <br /> Page 2 <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to their estimated construction <br /> costs prior to approval of the Parcel Map. (A $250.00 <br /> fee currently is required for processing per Planning <br /> Title Section 9-10502 in addition to a copy of the Grant <br /> Deed, legal description of Parcel 2 and an estimate. The <br /> estimate and legal description shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing <br /> on a form to be supplied by the Public Works Department <br /> and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works <br /> will prepare the drawing with estimate for an additional <br /> fee of $100.00. ) (Planning Title Section 9-9430, 9-9433) <br /> f. All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> g. Any access road or driveway that exceeds 150 feet in <br /> length from public roadway shall be improved in <br /> accordance with the requirements of the Uniform Fire Code <br /> Section 10.207, San Joaquin county Standards F-1a, F-lb, <br /> and F-lc and the Woodbridge Rural Fire District prior to <br /> issuance of the building permit. (San Joaquin County <br /> Ordinance No. 3622) <br /> h. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. (Subdivision <br /> Map Act Section 66411. 1) <br /> 2. PUBLIC HEALTH SERVICES: <br /> a. The existing private water wells shall be tested for the <br /> chemical Dibromochloropropane (DBCP) and nitrates prior <br /> to recordation of the Parcel Map. Samples are to be <br /> taken and run by a State-approved lab. (San Joaquin <br /> County Planning Title 9-10100-05) <br /> b. Construct an individual domestic water well under a well <br /> permit and inspection by the Environmental Health <br /> Division at the time of development. (San Joaquin County <br /> Ordinance No. 1862, Section 5-4100) <br /> C. Construct an individual sewage disposal system(s) under <br /> a permit and inspection by the Environmental Health <br /> Division at the time of development. (San Joaquin County <br /> Ordinance Code Section 5-3003) <br />
