2.1 Zoning <br /> The San Joaquin County Community Development Department web site states <br /> that the Site is zoned R-R, rural residential. This zoning designation "is intended <br /> to provide for large lot rural homesites within or adjacent to existing Rural <br /> Communities. Lots will general have sufficient area to allow for individual water <br /> supply, sewage disposal, and storm water drainage, but not to support significant <br /> commercial agriculture." <br /> 2.2 Proposed Development <br /> A major subdivision is proposed to divide the Site into seven new residential <br /> parcels, each approximately two acres in size. <br /> 2.3 Topography <br /> A recent U.S. Geological Survey 7.5-minute topographic map was obtained from <br /> the San Joaquin County District Viewer. In the map, the Site is depicted as open <br /> land crossed by a landing strip located at approximately 76 to 80 feet above <br /> mean sea level. Surrounding properties are shown to be open land and rural <br /> residences; New Jerusalem School is located approximately 380 feet to the <br /> southeast. This map is included as Plate 3 in Appendix 1. <br /> 3.0 HISTORICAL RESEARCH <br /> 3.1 Aerial Photographs <br /> Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br /> County Surveyor's Office in Stockton, California. The available photographs <br /> were dated 1937, 1952, 1963, 1975, and 1983. Seven additional photographs, <br /> dated October 1998, November 2000, September 2002, May 2004, March 2005, <br /> June 2006, and February 2014, were obtained from the San Joaquin County <br /> District Viewer. These photos are included as Appendix 3 of this report. <br /> In the 1937 photo, the Site appears to be a portion of a larger field used for <br /> irrigated pasture. Highway 33 and Durham Ferry Road can be seen. The <br /> surrounding properties also appear to be used for pasture or fodder crops; a few <br /> rural residences are located in the area. <br /> In the 1952 photo, the landing strip can be seen crossing the Site. The southern <br /> portion of the Site appears to be orchard, while the northern portion is open land. <br /> A few additional structures can be seen on surrounding properties to the north <br /> and south. <br /> LOGE 1506 2 <br />
