Soil Suitability Study 33233 S. Koster Rd., Tracy, CA Page 1
the property. The present use of the property is irrigated farm land.how crops such as beans,
tomatoes, wheat and corn have been recently planted-0n the property. A residence, guest house,
workshop, and entertainment building have been constructed on the property. That development
was initiated in 2001. Prior to the construction of these new buildings, all previously-existing
farm buildings were demolished under a San Joaquin County Permit and the debris removed and
disposed of at the Forward Landfill. Well No 1, which had served the farm buildings that were
demolished, was retained to provide water for irrigation of the grapes planted on one acre of the
property. A new domestic well was constructed in 2001 to supply water to the residence.
SECTION 3.0: EXISTING AND PROPOSED SEPTIC TANK USAGE
Section 3.1 Description of Existing On-site Septic Tank Usage
The first building constructed on Parcel 1 in 2001 was a 4800 square foot workshop, which
included a bathroom with a septic tank located at the north end of the building with the effluent
discharged to a filter bed. The second structure constructed was a guest house, which has a
septic tank located on its north side with the effluent discharging to leach lines on the east side of
Parcel 1. Those leach lines were sized to accept waste water from the residence, which was
constructed in 2003. A septic tank installed for the residence is on the east side of that residence
and connected to the leach field on the east side of the property. The last structure constructed
on the site is an entertainment building, which also has a restroom, the waste water from which is
discharged via a lift station to the workshop septic tank. All of these waste water systems
include conventional septic tanks with either a filter bed or leach field. They have functioned
properly since the year 2001 with no need for repairs. Normal maintenance of the septic tanks
has encompassed pumping of solids from the first chamber with no other maintenance work
required.
Section 3.2 Site Septic Permit Histo
The permit history for the septic tanks systems is summarized in the following table, which is
presented in the order of construction of the septic tanks.
Septic System Date Constructed Permit Number
• Workshop Septic System 2001 SR0025536
• Guest House Septic System 2001 SR0026060 Z_
• Residence Septic System 2003 SR0026060
Copies of the Septic System Permits for the shop, guest house and residence are attached (See
Appendix).
