_ 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> i <br /> 1.1 Description of Site: The project consists of two 1.25 re parcels and41.42 ac a parcel <br /> located at 33510, 33662 & 33700 Koster Road,Tracy, CA 5304. The subjec are numbers <br /> are 255-160-26, 27, & 32. The project is in an agricultural community, and the existing parcels <br /> . are zoned AG-40. <br /> i Description of proposed development: It is proposed to expand th tv�ib .25 acres to <br /> 1.96 cre parcels by a Lot Line Adjustment and leaving a 40 acre parcel. Th acre parcel is <br /> subdivided to create the 11.16 acre parcel and 28.84 acre designated remainder by the two <br /> pre-1961 house rule. In accordance with the San Joaquin County Development Title, this <br /> �.� Surface and Subsurface Contamination Report(SSCR) is being submitted for approval. This <br /> report will investigate.the property for visual or historical environment contamination based on <br /> r field observation, interviews with the owner, and county records. (This SSCR includes no <br /> 4. chemical analysis). <br /> 1.3 Parcel Location Map: (See Appendix for Tentative Map with Vicinity Map, and APN <br /> • page). <br /> FJ 1.4 Site Map: (See Appendix for Tentative Map). <br /> 2.0 PAST PRESENT AND PROPOSED FUTURE USES OF THIS SITE: <br /> k <br /> 2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of <br /> information of the historic use of this property is testimony of one of the owners, Jim Thoming. <br /> He was interviewed on May 11, 2010. The subject parcels have been family owned for more r <br /> } than 30 years. <br /> Presently, the 41.42 acre parcel is an orchard with residential tenants. The two 1.25 acre parcels <br /> are rural residential. The surrounding properties to the north, south, west, and east are used for <br /> r agricultural purposes. <br /> 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION: <br /> 1 . <br /> 3.1 Methods Used to Research: Methods used to research this parcel were records <br /> researched at the San Joaquin County Agriculture Commissioners office on June 2, 2010 (see / <br /> l appendix for results). An onsite survey performed on May 18, 2010 by Shaun Mackey ✓ <br /> of Dillon&Murphy. The owner was interviewed on May 11, 2010,by Joe Murphy of <br /> '^F Dillon&Murphy. San Joaquin County Environmental Health Department's underground <br /> storage tank site mitigation database list did not yield any findings on the subject parcel (see / <br /> appendix). A search for U.S.T.IL.U.S.T sites was done on the subject parcel and yielded no <br /> findings.
