INTRODUCTION <br /> Our office has been retained by Bertha Thoming to perform a <br /> soil suitability study for her property located at 34201 S Koster <br /> Rd, Tracy, California (APN 255-090-46 ) . The purpose of this study <br /> is to determine the suitability of the property for septic tank <br /> usage in light of the proposed development. This study was <br /> performed according to the requirements of Section 9-1105 . 2 (d) of <br /> San Joaquin County Development Title. This report presents the <br /> results of our study. <br /> II . PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned AG- <br /> 20 , for general agricultural use. The subject property consist of <br /> a rectangular shaped 40 . 73 acre parcel located at 34201 S Koster <br /> Rd, Tracy, California. It is proposed to divide the property into <br /> 2 parcels, 1 - 3 acre parcel (Parcel 1 ) with a designated remainder <br /> of 37 . 73 acres (Parcel 2, see the attached Parcel Map, Plate No. <br /> 1) . Parcel 1 has two existing structures, a barn and a mobile <br /> home. There are no other existing structures on the subject <br /> property. Parcel 2 will have a proposed homesite. The proposed <br /> homesite will be located at the east end of the parcel with an <br /> approximate 100 foot set back from S Koster Rd. <br />
