The homesite shall not be transferred until October 6, 2021 or upon the death of an <br /> owner owning at least fifty (50) percent interest in the homesite parcel, unless the <br /> homesite parcel and Parcel 2 are merged pursuant to the provisions of the <br /> Development Title. <br /> The property shown on the Final Map is restricted from further subdivisions for homesite <br /> purposes, except for financing only, by Section 9-610.3 of the San Joaquin County <br /> Development Title. <br /> e. ACCESS: The following access requirements apply and shall be shown on the Final Map: <br /> (1) A proposed 25-foot wide private easement for access to parcels 3 and 4, along parcels <br /> 4 and 5, shall be shown on the Final Map. (Development Title Section 9-1150.15) <br /> (2) A proposed 25-foot wide private easement for access to the designated remainder, <br /> along parcel 8, shall be shown on the Final Map. (Development Title Section 9- <br /> 1150.15) <br /> 2. DEPRTMENT OF PUBLIC WORKS (Contact person: Alex Chetley, [209] 468-3000) <br /> a. A Final Map is required. (Development Title Section 9-910.2) <br /> b. The remainder parcel shall be designated and labeled as "Designated Remainder" on the <br /> Final Map. (Subdivision Map Act Section 66445) <br /> c. All easements of record shall be shown on the Final Map. (Development Title Section 9- <br /> 910.20) <br /> d. A minimum twenty-five foot (25) wide proposed private access and utility easement shall <br /> be provided for the benefit of Lots 1,2, 3 and 4. The requirement for this private access and <br /> utility easement shall a noticed by a statement on the Final Map and by a recorded Notice <br /> of Major Subdivision Restriction. The statement shall read as follows: <br /> We also hereby make an irrevocable offer to provide a 25-foot wide private access and <br /> utility easement across Lots 2, 3, 4, and 5 for the benefit of Lots 1, 2, 3, and 4, upon <br /> conveyance of Lots 1, 2, 3, 4 or 5 to another party. Said easement is not created by this <br /> map. <br /> Informational Notes: <br /> Any construction activity that results in the disturbance of at least one (1) acre of soil shall require a <br /> State NPDES construction permit. Dischargers whose projects disturb 1 or more acres of soil or <br /> whose projects disturb less than 1 acre of soil and is not part of a larger plan of development, are <br /> required to obtain coverage under the current General Permit for Discharges of Storm Water <br /> Associated with Construction Activity (www.swrcb.ca.gov/storrnwtr/gen const.html#const permit . <br /> Construction activity subject to this permit includes clearing, grading and disturbances to the <br /> ground such as stockpiling, or excavation, but does not include regular maintenance activities <br /> performed to restore the original line, grade, or capacity of the facility. <br /> Conditions of Approval - 2 - <br />
