San Joaquin County Community Project Description <br /> Development Department <br /> Project Site Location and Existing Conditions <br /> Project Site Location <br /> The proposed project is located in southwest San Joaquin County, south of the <br /> city of Tracy and northeast of the intersection of Interstates 5 and 580(I-5 and I- <br /> 580)(Township 3 South,Range 6 East, Section 5)(Figure 2-1). The 217.5-acre <br /> site is bounded by SR 132Nernalis Road/Ohm Road on the north,Koster Road <br /> on the east,Blewett Road and the Hetch Hetchey Aqueduct on the south,and the <br /> Delta Mendota Canal on the southwest(Figure 2-2). <br /> The site is located directly on and visible from SR 132. Access to the site is <br /> available from paved county roads,primarily off Koster Road. Ohm Road <br /> provides access to the site from Koster Road off of SR 132Nernalis Road <br /> (Figure 2-2). <br /> Existing Site Conditions <br /> The project site is relatively flat, with elevations varying from 180 feet on the <br /> southwest to 150 feet at the northeastern corner. A PG&E natural gas pipeline <br /> crosses the southern portion of the site,and a water pipeline crosses the northern <br /> portion of the site. The site is serviced by existing electrical power, domestic <br /> water(wells), and communications lines. The site is classified as Prime <br /> Farmland(DOC 2001). The site is located on five parcels zoned AG-40(General <br /> Agriculture)and designated A/G (General Agriculture) in the County General <br /> Plan(Figure 2-3). The site has been graded for agricultural use,and the majority <br /> of the site is currently in agricultural use as an almond orchard. <br /> Depth to groundwater is estimated as 70-95 feet below the existing ground level, <br /> depending on site topography. Groundwater is anticipated to be encountered at <br /> depths below approximately 75 feet above mean sea level(AMSL). <br /> One single-family residence with an attached equipment building is located on <br /> the site and currently serves as the residence for the ranch foreman(Figure 2-2). <br /> The residence will be converted to an administration and site security office for <br /> the life of the proposed project operation. <br /> Existing water use for agricultural operations consists of a base allotment of 3.1 <br /> acre-feet per acre(or 710 acre-feet for the 229 acres farmed)from the Delta- <br /> Mendota Canal through Del Puerto Water District(Thoming pers. comm.). This <br /> quantity is adjusted annually based on projected supplies, and in 2004-2005 the <br /> site owner reported the adjustment rate to be 70%,resulting in a supply of 497 <br /> acre-feet. The current adjustment rate was reported to be 75%, resulting in a <br /> supply of 532 acre-feet.
