3.6 Proposed Project Components <br /> Construction of Ancillary Uses <br /> Ready-Mix Concrete Plant <br /> ►. A ready-mix concrete batch plant will be constructed within the Phase IX area to the northwest of <br /> the aggregate plant. Figure 3-5 depicts the location of the batch plant. The concrete batch plant, <br /> with an estimated production of 350,000 cubic yards per year, would have an office measuring <br /> v <br /> approximately 500 square feet in size. The major components of the batch plant include: <br /> • Cement silos <br /> • Aggregate bins <br /> • Conveyors <br /> • Baghouse <br /> • Bermed admixture tank farm <br /> • Concrete reclaimer <br /> • Concrete-lined washout basins <br /> i. Asphalt Plant <br /> An asphalt batch plant will be constructed within the Phase IX area to the southwest of the <br /> aggregate plant and south of the ready mix batch plant.Figure 3-5 depicts the location of the <br /> asphalt plant. The asphalt plant, with an estimated production of 400,000 tons per year, would be <br /> owned and operated by a tenant of the applicant. The height of the structures and equipment <br /> ` would be approximately 65 feet to 100 feet above ground level. The tallest structure would be the <br /> asphalt plant tower, which would stand approximately 100 feet above ground level.The asphalt <br /> plant would have an office approximately 500 square feet in size. The major components of the <br /> hot plant include: <br /> • Batch tower <br /> ` • Aggregate bins <br /> • Baghouse <br /> • Hot oil tanks <br /> The height limit for the agricultural zone is 35 feet for dwellings and buildings that are accessory <br /> to dwellings.However, "other structures"have no height limit. (Development Title, <br /> Table 9-610.2). <br /> L <br /> Maintenance Shop <br /> The facility would have an equipment maintenance shop approximately 4,500 square feet in size <br /> and would be located at the plant site in Phase IX. <br /> Portable Plant <br /> A portable concrete/asphalt pavement recycling plant will be intermittently brought on-site by an <br /> independent operator. The plant will be located in the middle of the plant site. Broken concrete <br /> and asphalt pavement will he brought on-site and stockpiled until a sufficient volume has been <br /> generated to warrant a portable plant to be brought on-site to crush base material.
