SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash or trailers, shall be <br /> enclosed by a screen six(6)to eight(8)feet in height. Items stored within one hundred (100)feet <br /> of a dedicated street or residential zone shall not be stacked higher than two(2)feet above the <br /> adjacent screen. (Development Title Section 9-1022.4[e][2][A]) (Trailers parked on pavement <br /> rather than stored on aggregate do not require screening.) <br /> k. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) Provide restrooms conforming with all disabled access requirements (CPC Chapter 4). <br /> (2) Provide a copy of the Soils Report to the Building Inspection Division. <br /> (3) The Construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The space(s)shall be located as close as <br /> possible to the primary entrance(CBC 1129B). <br /> B. Provide identification signs for the parking space(s) including the"tow away" sign at each <br /> entrance or visible from each space(CBC 1129B.5). <br /> C. The slope of a parking space shall not exceed 114 inch per foot(CDC 112964.4). <br /> D. Provide one van parking space. <br /> 2. DEPARTMENT OF PUBLIC WORKS(Staff Contact: Bill DuBois, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development Title <br /> Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. A Mitigation Fee shall be required for this development to provide pavement markers and restripe <br /> approximately 2,400 lineal feet of Koster Road at the"S" curve over the Delta Mendota Canal. The <br /> fee is$1,200:00. The fee is due and payable at the time of building permit application. <br /> d. Prepare and record a declaration of intent to impose a perpetual nonexclusive easement for <br /> ingress, egress, and access of pedestrians and vehicular traffic in, over, and across the northerly <br /> sixty(60)feet of APN 265-090-08 for the benefit of APN 265-090-09. <br /> e. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee shall be automatically adjusted July 1 of <br /> each year byahe Engineering Construction Cost Index as published by the Engineering News <br /> Record. (Resolution R-00-433) <br /> f. The Regional Transportation Impact Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application.
