The property is located at the northeast corner <br /> of Grant Line and Lammers Roads, north of Tracy in San Joaquin <br /> County, California. A plot plan showing the approximate location <br /> of the property is presented on Plate I of this report. <br /> A preliminary plan provided to our firm indicates that an <br /> approximate 2-acre parcel will be split off of the approximate 20- <br /> acre property. A mobile home, septic system, and well are located <br /> on the proposed 2-acre parcel, and we have assumed they will <br /> remain. We have assumed that any construction on the proposed <br /> "designated remainder" parcel will be limited to one single-family <br /> residence with one septic system. It appears that a portion of <br /> this site may be located within the 140-year flood plain. If a <br /> proposed home site is located within the 100-year flood plain, the <br /> structures will have to be elevated to raise them out of the flood <br /> plain. Additional details of the project are not known to our firm <br /> at this time. <br /> This report is to satisfy San Joaquin County requirements as <br /> described in Ordinance No. 3323 , Division 10, Chapter 2, Section 9- <br /> loloo, Item C. Our scope of services was outlined in our proposal <br /> dated March 13 , 1992 . our services were initiated based on your <br /> written authorization of March 21, 1992 . The items listed under <br /> Item C of the above ordinance are listed below, along with our <br /> responses. <br /> ITEMS C-1 AND C-4 : <br /> "The intensity and extent of the existing and the proposed <br /> development on septic tanks within and around the area; " (C-1) . <br /> Copyright 1992 Kleinfelder, Inc.
