• SOIL SUITABILITY STUDY <br /> Introduction <br /> Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Dean Gilman to conduct <br /> a Soil Suitability Study and Nitrate Loading Study for the construction of two fourplexes <br /> at 25087 South Lammers Road, Tracy, California (Plate 1). <br /> The Soil Suitability Study and Nitrate Loading Study are combined under this report <br /> cover and presented as two sections of this report. The formatting of the report has <br /> been designed to follow the recommendations of the San Joaquin County <br /> Environmental Health Department as described in its Soil Suitability Study <br /> Requirements Checklist and Nitrate Loading Study Requirements Checklist. <br /> The Soil Suitability Study was conducted to determine whether the soils are suitable for <br /> use with a septic system. The study was performed according to the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Development code. <br /> Proposed Development <br /> According to Mr. Gilman, proposed project is the creation of farm labor housing on a <br /> 4.04 acre parcel. The project scope consists of constructing two fourplex units. Each <br /> • fourplex consists of three units with three bedrooms and,,2.5 bathrooms and one unit <br /> with three bedrooms and three bathrooms. All of the units will-have a washer and dryer. <br /> Site Description <br /> The Assessor's Parcel Number (APN) for the Site is 209-250-41. The parcel is 4.04 <br /> acres in size, and is located at 25087 South Lammers Road, Tracy. <br /> The Site is currently vacant, with the exception of a driveway that leads to nearby <br /> residences (Plate 3). <br /> The elevation of the Site, according to a United States Geological Survey topographic <br /> map, is approximately 80 to 90 feet above mean sea level. The Site slopes gently down <br /> to the northeast (Plate 4). <br /> According to the San Joaquin County Community Development Department <br /> (www.co.san-joaquin.ca.us), the subject property is zoned AG-40, general agriculture <br /> with a minimum parcel size of 40 acres. This zoning designation "is established to <br /> preserve agricultural lands for the continuation of commercial agricultural enterprises." <br /> • LOGE 1623 Page 1 <br />
