Phase 1, to be completed in eighteen months, includes <br /> the construction of an 8,475 square foot prayer hall and to modify the sign requirements <br /> for the height of a monument sign from four feet to ten feet. Phase 2, to be completed in <br /> ten years, includes the construction of a 3,600 square foot multi-purpose building. <br /> Phase 3, to be completed in twelve years, includes the construction of a 4,500 square <br /> foot storage building. No school or daycare facility is proposed with this religious facility. <br /> (Use Type: Religious Assembly-Neighborhood) <br /> The project site is located on the north side of Larch Road, 2,040 feet west of Tracy <br /> Boulevard, north of Tracy <br /> The property has a General Plan designation of R/L (Low Density Residential) and is <br /> zoned R-L (Low Density Residential). <br /> The Community Development Department has reviewed the application and offers the <br /> following comments: <br /> Site Plan <br /> The Site Plan depicts a rod iron fence along the eastern property line and also depicts the <br /> property as being 280 feet in width. Per the legal description and a Survey filed in Book <br /> 19 page 152 filed with the Surveyors the property is 220 feet in width. <br /> A revised site plan will need to be submitted showing an accurate location of the rod iron <br /> fence and correct property dimensions. <br /> 1 <br />
