Storm Pond <br /> Pursuant to Development Title Section 9-1135 any additional stormwater drainage created <br /> by new improvements shall be retained on-site. The drainage pattern and corresponding <br /> storm drainage improvement shall be shown on the Site Plan. Drainage calculations <br /> prepared by a Registered Civil Engineer or Architect shall be included. <br /> Prior to approval of the proposed religious assembly facility, documentation of an <br /> easement or written agreement shall be provided that permits for additional stormwater <br /> run-off to be retained in the storm retention pond on the adjacent parcel (APN: 212-170- <br /> 01). This parcel is currently owned by the San Joaquin County and the applicant will need <br /> to contact the Department of Public Works regarding the storm water retention pond. <br /> Parking <br /> Pursuant to Development Title Table 9-1015.3(b), the Use Type: Religious Assembly- <br /> Neighborhood requires 0.33 parking spaces per seat. Therefore, twelve (12) parking <br /> spaces, including one (1) van accessible space, are required. The site plan shows thirty <br /> (30) parking spaces, including four(4) accessible spaces. <br /> In accordance with Development Title Section 9-1015.5(b), parking stalls shall be an <br /> unobstructed rectangle, a minimum of nine (9)feet wide and twenty (20)feet long. <br /> This will need to be shown on a revised site plan with the submittal of the Commercial <br /> Building permit application. <br /> Landscaping <br /> In accordance with Development Title Section 9-1020.7, a minimum ten (10) foot wide <br /> landscaped strip respecting the ultimate right-of-way of Larch Road, shall be installed <br /> across the frontage of the project site. <br /> This will need to be shown on a revised site plan with the submittal of the Commercial <br /> Building Permit application. <br /> In accordance with Development Title Section 9-1020.5(e), parking areas abutting a <br /> residential zone, an area shown on the General Plan for residential use, or an existing <br /> residential use, shall be screened with a solid masonry wall six (6) to seven (7) feet in <br /> height along the abutting property line, and a five (5) foot planting strip shall be installed <br /> adjacent to the wall and the parking area. <br /> Development Title Section 9-1020.10, allows the requirements of this Chapter to be <br /> modified by the Director in cases where it is demonstrated that an alternative to said <br /> requirement would meet the intent of this Chapter and result in an equal amount of <br /> landscaping. <br /> 2 <br />
