The driveway approach shall be improved in accordance with the requirements of San Joaquin County <br /> Improvement Standards Drawing No. R-17 prior to issuance of the occupancy permit. (Development Title <br /> Section 9-1145.5) <br /> 3. All vehicular parking related to applicant's proposed development shall be onsite at all times. Parking in the <br /> County right-of-way for all events shall be prohibited. It is the responsibility of applicant to monitor Larch <br /> Road to ensure compliance with this requirement. <br /> 4. For each phase, the Traffic Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee shall be automatically adjusted July 1 of each year <br /> by the Engineering Construction Cost Index as published by the Engineering News Record. (Resolution R-00- <br /> 433) <br /> 5. For each phase, the Regional Transportation Impact Fee shall be required for this development. The fee is due <br /> and payable at the time of building permit application. For each phase, a copy of the Final Site Plan prepared by a registered civil engineer including shall be <br /> submitted prior to release of building permit. Final Site Plan must show detailed emergency vehicle <br /> circulation, access and turnaround. <br /> 7. For each phase,verification shall be obtained from the Solid Waste Division(468-3066)that this development <br /> has met the requirements of the Waste Plan Format for Development Projects. Final Site Plan is required <br /> upon submittal of verification. <br /> 8. All new structures and substantial improvements shall be elevated a minimum of one foot above the 100 year <br /> base flood elevation of 13 feet referenced to the North American Vertical Datum of 1988. <br /> 9. The developer shall provide drainage facilities and meet the requirements of San Joaquin County <br /> Development Standards to prevent the increased runoff release rate of storm water from discharging onto <br /> other properties(this can be waived subject to providing a recorded storm drainage easement)and to prevent <br /> offsite sediment transport. Retention basins shall be fenced with six(6)foot high chain link fence or equal <br /> when the maximum design depth is 18 inches or more. Required retention basin capacity shall be calculated <br /> by a registered civil engineer, licensed contractor or licensed architect and submitted for review and approval <br /> along with a drainage plan,prior to release of building permit. File `Permit Registration Documents' (PRD)with the State Water Resources Control Board(SWRCB), and <br /> submit the `Waste Discharge Identification Number(WDID)issued by SWRCB to Public Works.
