Based on the com- <br /> bined floor area of both the structure and the enclosed cour- <br /> tyard, plus the expected attendance figures from the applicant , <br /> a 21-space parking lot is recommended. The area shown as <br /> "future parking" on the site plan should also be made available <br /> for overflow parking, although it does not need to be improved <br /> at this time. There should be no additional on-street parking <br /> as a result of this project. Access to the rear of the pro- <br /> perty should also be made available for any additional parking <br /> demands resulting from the previously described semi-annual <br /> events. <br /> The 21-space parking lot shall be paved and screened from adja- <br /> cent residential uses as required by Section 9= <br /> :?704(x) and (d) <br /> of the Planning Code. <br /> Lardsca in Si ns: <br /> Landscaping shall be provided. A detailed landscaping plan, <br /> including automatic irrigation, ohf:ll be a condition of appro- <br /> val . Wall signs below the eaves 14ne shall be ;permitted, but <br /> they are not to exceed a total of 16 square feet in size. All <br /> lights shall be hooded and low in height to prevent glare onto <br /> adjoining properties. <br /> FACILITIES SERVICES: <br /> Sewave Disposal : <br /> A public sewer is unavailable in the project area. Sewage <br /> disposal is by septic tank on the site. Care should be taken <br /> "o insure adequate spacing from any existing wells. The area <br /> should also be segregated by landscaping or lawn so that <br /> overflow parking doee not occur over the leach 'field area. <br /> Water Supply: <br /> A public water system is under construction by the County <br /> Department of Public Works and will connect to .the City of <br /> Tracy system. The project site has three wells (two agri- <br /> culture wells and one drinking water well) . The Local Health <br /> District and the Department of Public Works have submitted con- <br /> ditions of approval for water supply for this project . Both <br /> Departments and the Planning Division Rate that connection to <br /> the Larch-C:.over water system will be required when it is <br /> available. <br />
