• 2.1 Zoning <br /> The San Joaquin County Community Development Department website states <br /> that the Site is zoned AG-40, general agriculture with a minimum parcel size of <br /> 40 acres. This zoning designation "is established to preserve agricultural lands <br /> for the continuation of commercial agricultural enterprises." <br /> 2.2 Proposed Development <br /> A minor subdivision is proposed to divide the Site into a homesite parcel and a <br /> designated remainder. Mr. Gwerder indicated that he plans to build a house on <br /> the homesite parcel. <br /> 2.3 Topography <br /> A recent U.S. Geological Survey 7.5-minute topographic map was obtained from <br /> the San Joaquin County District Viewer. In the map, the Site is depicted at <br /> approximately 84 to 94 feet above mean sea level; the Site slopes down slightly <br /> to the northeast. This map is included as Plate 3 in Appendix 1. <br /> 3.0 HISTORICAL RESEARCH <br /> • 3.1 Aerial Photographs <br /> Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br /> County Surveyor's Office in Stockton, California. The available photographs <br /> were dated 1940, 1952, 1963, and 1975. Four additional photographs, dated <br /> March 1994, October 1998, November 2000, and March 2008, were obtained <br /> from the San Joaquin County District Viewer. <br /> In the 1940 through 1963 photos, the Site appears to be a portion of two larger <br /> fields used for irrigated agriculture. The surrounding properties appear to be <br /> used for irrigated agriculture and orchard. A few rural residences can be seen <br /> along the roadways. <br /> In the 1975 photo, the eastern side of the Site has been planted with orchard. <br /> Some activity can be seen on the parcel carved from the eastern side of the Site. <br /> In the 1994 photo, a house can be seen on the parcel carved from the eastern <br /> side of the Site. <br /> In the 1998 photo, the Site appears to have been cleared of orchard. A small <br /> pond can be seen near the southern property line. <br /> • <br /> LOGE 1625 2 <br />
