CONDITIONS OF APPROVAL <br /> SA-95-12 <br /> Banta-Carbona Irrigation District <br /> On July 18, 1995, the San Joaquin County Community Development Department approved SA-95-17 <br /> subject to the Conditions of Approval listed below. This approval will expire within 18 months of the <br /> date of approval unless (1) all Conditions of Approval have been complied with, (2) all necessary <br /> building permits have been secured and remain in force, and (3) all necessary permits from other <br /> agencies have been secured and remain In force. Unless otherwise specified, all Conditions of <br /> Approval must be fulfilled prior to the establishment of the use and the issuance of any building <br /> permits. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified, and other Ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. BUILDING PERMIT: Submit an 'APPLICATION-COMMERCIAL BUILDING PERMIT'. The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer. This Plan must show drainage, driveway access details (including gates), on- <br /> site parking, landscaping, signs, existing and proposed utility services, and grading (refer <br /> to the SITE PLAN CHECK LIST' for details). A fee is required for the Site Plan review. <br /> (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for irrigation district facilities (Public Services- <br /> Essential) as shown on the plan submitted May 3, 1995. The project may be completed <br /> in two phases. For Phase 1, all Conditions of Approval shall be complied with, all <br /> necessary building permits shall be secured and remain in force, and all necessary <br /> permits from other agencies shall be secured and remain in force prior to January 26, <br /> 1997. For Phase 2, all Conditions of Approval shall be complied with, all necessary <br /> building permits shall be secured and remain in force, and all necessary permits from <br /> other agencies shall be secured and remain in force prior to July 26, 1998. <br /> C. STORM DRAINAGE: Terminal drainage is required, or storm drainage runoff shall be <br /> retained on the site. The drainage pattern and corresponding storm drain improvements <br /> shall be shown on the Site Plan. Drainage calculations must be attached. <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust-free surface. <br /> Bumper guards shall be provided where necessary to protect adjacent structures <br /> or properties. Areas used for storage and occasional traffic may be surfaced with <br /> chip seal. (Development Title Section 9-1015.5) <br /> (2) For Phase 1, a minimum of 45 parking spaces shall be provided, including two <br /> spaces for the physically disabled.
