(3) One bicycle parking rack or storage device is required for every 20 parking <br /> spaces. (Development Trtle Section 9-1015.7) <br /> e. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall <br /> be 'nstalled. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][41) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A rrinimum ten-foot-wide landscaped strip, respecting the ultimate right-of-way <br /> width of Lehman Road, shall be installed across the frontage of the project site <br /> prior to issuance of the Certificate of Occupancy. (Development Title Section 9- <br /> 1020.9) <br /> (2) Areas of the property which are not part of the project shall be barricaded from <br /> traffic and kept mowed and dust free. (Development Title Section 9-1020.9) <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.6 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent of landscaping within the perimeter of the parking area, not including <br /> landscaping along the street frontage. Eight trees, five for Phase 1 and three for <br /> Phase 2, shall be planted and evenly spaced throughout the parking lot. <br /> (Development Title Section 9-1020.6) <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall <br /> be screened so as not to be visible from adjacent properties and public rights-of- <br /> way. Said screening shall be six to eight feet in height. Items stored within 100 <br /> feet of a dedicated street or residential zone shall not be stacked higher than two <br /> feet above the adjacent screen. All proposed outdoor storage areas and <br /> screening shall be shown on the site plans. (Development Title Section 9- <br /> 1022.4[e][21[all <br /> h. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San <br /> Joaquin County Ordinance requirements will be applicable and shall be incorporated in <br /> the construction plans before submittal to the Building Inspection Division: <br /> (1) The proposed shop (H-4) shall be provided with an automatic fire sprinkler <br /> system or divided into areas less than 3,000 square feet by area separation walls. <br /> (2) Provide restrooms conforming with all disabled access requirements.
