CONDITIONS OF APPROVAL <br /> MS-92-84 <br /> C. RYAN VOOHEES <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The owner-operator homesite parcel (Parcel 2) shall <br /> contain a minimum of ten (10) acres. (Section 9-2351{b} <br /> of the Planning Title) <br /> 2 . PUBLIC WORKS DEPARTMENT: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 181. 00 per single family dwelling unit in the <br /> Lockeford area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025) <br /> C. The owner of APN 007-090-13 shall execute an Irrevocable <br /> Offer to Dedicate a twenty-five foot (25 ' ) wide right-of- <br /> way along the southerly property line. (A $200 . 00 fee <br /> currently is required for processing per Planning Title <br /> Section 9-10502 in addition to a copy of the Grant Deed <br /> and a legal description of the parcel to be offered for <br /> dedication. (Planning Title Section 9-9380, 9-9204) <br /> d. The owner shall execute an Irrevocable Offer to Dedicate <br /> a twenty-five foot (251 ) wide right-of-way along the <br /> southerly property line of Parcel 2 . (A $200 . 00 fee <br /> currently is required for processing per Planning Title <br /> Section 9-10502 in addition to a copy of the Grant Dee(, <br /> and a legal description of the parcel to be offered foz_ <br /> dedication.
