CONDITIONS OF APPROVAL <br /> PA-0500385 <br /> Gribaudo <br /> Minor Subdivision Application No. PA-0500385 was approved by the San Joaquin County <br /> Community Development Department on January 16, 2007. The effective date of approval is January <br /> 26, 2007. This tentative map approval will expire on January 25, 2010, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) a <br /> Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. CERTIFICATE OF COMPLIANCE: A Certificate of Compliance is required for all parcels. The <br /> property descriptions submitted with the Certificate of Compliance application shall substantially <br /> conform with the approved tentative map dated September 1, 2006. A fee is required to process the <br /> Certificate of Compliance application. (Development Title Section 9-890.4) <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be recorded as a separate instrument:: <br /> All persons purchasing lots within the boundaries of this approved map should be prepared to accept <br /> the inconveniences or discomforts associated with agricultural operations or activities, such as noise, <br /> odors, insects, dust or fumes. San Joaquin County has determined that such inconveniencies or <br /> discomforts shall not be considered to be a nuisance. <br /> a. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to,this map: <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of forty(40)acres. Confirmed Wetland <br /> Delineation Coyote Creek Estates Project Site, San Joaquin County that was prepared by Monk <br /> &Associates. <br /> (2) Attach the verified wetland delineation map to the Certificate(s)of Compliance. <br /> (3) Note on the Certificate(s) of Compliance that "Designated wetland areas as depicted on the <br /> verified wetland delineation map are not to be disturbed. Disturbing or filling of these designated <br /> wetlands may require a permit through the U. S.
